The early plumbing problems a newer Southshore home can have
Southshore is a newer neighborhood of two-story contemporary homes, much of it built from the late 2010s on. Homes of this generation are usually plumbed with PEX supply, PVC or ABS drains and a water heater in a basement or garage utility space. The materials are reliable, but the first few years in a new house often turn up installation issues: a fitting that was not fully crimped, a drain that was never quite sloped right or a valve left partly closed.
Winter is another test. Southshore sits on open ground near the reservoir, and arctic fronts can drop temperatures fast. Hose bibs on new homes are usually frost free, but only if the hose is removed before the cold. A connected hose traps water and splits the sillcock inside the wall. Garage lines and pipes in cantilevered floors over the garage are other common freeze spots on newer two-story plans.
Many owners also want to deal with water quality early. Aurora Water's supply is moderately hard, so scale builds up on new glass shower doors, faucets and dishwashers within a few years. A softener or whole house filter is easier to add while the utility space is still open. Newer homes may also have a sump pit or a radon fan, and we keep those in mind when planning any basement plumbing.

Leak Detection
A loose PEX fitting or a slow drain joint in a new wall can drip unseen. We locate it precisely so the opening is small and the repair is permanent.

Frost free sillcocks still split when a hose is left on in a cold snap. We replace the cracked valve and check the wall cavity for water.

First winter and first years in a Southshore house

- Remove hoses every fallEven frost free hose bibs split if a hose stays attached. Disconnect and store hoses before the first freeze, then test each faucet in spring.
- Keep a list of fixturesNote the brands and models of your faucets, toilets and water heater. Having them on hand speeds up any repair or parts order.
- Plan softening before finishingIf you plan to finish the basement, decide on a softener first. It is easier to run the drain and bypass while the utility space is open.
Questions
Plumbing questions from Southshore
Can you fix plumbing in my Southshore home if it is still under the builder's coverage?
Yes, but check with your builder first if their coverage still applies, since they may handle certain items. If the coverage has ended, or for anything it does not include, we can repair it. For a leak causing damage right now, call us anyway so we can stop the water, then sort out responsibility after.
Why did my outside faucet split in a newer Southshore home?
Frost free sillcocks keep the valve inside the heated wall, but a hose left attached traps water in the barrel, which freezes and cracks it. The leak often appears in spring when you first turn the faucet on. We replace the sillcock and check that the wall cavity stayed dry.
Should I add a water softener to a newer Southshore house?
It is optional, but many owners find it worth doing. Aurora Water's supply is moderately hard, and scale shows up on glass, faucets and appliances within a few years. A softener sized for your household reduces that. We can also add filtration if you want better tasting drinking water.
